214 West 15th Street - The Sebastian
The project is located on 15th Street between 7th and 8th Avenues. Holliswood purchased the two 25’x100’ former Nazareth Nursery buildings in 2018. Both buildings were replaced by 24,000 sf new construction that rises 7 stories above street level. 214 West 15th is comprised of 6 ultra-luxury condo units. Two maisonettes make up floors 1 and 2, while floors 3-5 are full floor units and a duplex penthouse occupies floors 6 and 7. Despite a one year Covid related delay, the project was completed on budget and fully sold out in early 2021.
32 West 76th Street
This project is located on 76th Street between Central Park West and Columbus Avenue. Holliswood acquired the then 7 unit multifamily building in an off-market transaction in 2014. Successfully negotiated complex buy-outs and relocations of the 3 rent stabilized tenants and began converting the property in 2015. A true modern mansion, the exquisite details spread across this 22’ wide, seven story, 12,000 sf home raise the bar for townhouse living in New York City. The project was completed in September 2018 and sold for a record price in 2022.
22 West 90th Street
This project is located on 90th Street between Central Park West and Columbus. Holliswood purchased the building in an off-market transaction in 2014. The building is comprised of 9 units over 5 floors. Due to stringent management and value added improvements such as adding a roof-top penthouse popup, the NOI increased by 30% over 1.5 years, enabling Holliswood to capitalize on this increased value and earn outsized returns through a sale in 2018.
53 West 88th Street
This project is located on 88th Street between Central Park West and Columbus Avenue. Holliswood acquired the multifamily building in 2008. Renovated the a six story, 20′ wide building into an elevatored, single family townhouse. Holliswood excavated the cellar, added a penthouse addition and over 1,000 sf of exterior space, including a ground floor garden, 2 terraces and a roof deck. The interiors were designed by Klodagh. The project was completed in 2011 and sold in 2013.
47 West 70th Street
This project is located on 70th Street between Central Park West and Columbus Avenue. Holliswood purchased the multifamily building in 2011. Holliswood then removed the extension and squared off the back of the building with a four story glass wall. In addition to designing a penthouse movie screening and recreational room, the entire cellar was excavated to the property line and skylights were added to create a wonderful family gym, wine cellar, and rec room. There is outdoor space on almost every floor. The project was completed and sold in 2014 for a record price at the time.
124 West 80th Street
This project is located on 80th street between Columbus and Amsterdam Avenues. Holliswood acquired this 20’ wide 9 unit multifamily in 2014 and was able to add significant value through proper management and tenant negotiations and buyouts. Holliswood flipped the building in 2015 for an 100% cash on cash return.
